The Durham Region in the Greater Toronto Area has declared a climate emergency and is committed to reaching net-zero greenhouse gas emissions within the Region by 2050, giving rise to the Durham Greener Homes program as part of its roadmap to a sustainable future.  At its core lies the Durham Greener Homes Grant, which allocates up to a $10,000 incentive for a reduction in the estimated greenhouse gas emissions of your property.  This grant also stacks with the Enbridge Home Efficiency Rebate Plus (HER+), which offers another $10,000 for home efficiency upgrades like solar power and heat pumps, providing a maximum of up to $20,000 total in combined rebates.

Understanding the Durham Greener Homes Grant Terms and Conditions.

The grant requires that you apply with a Home Energy Coach and get both a pre-renovation and post-renovation assessment of your home to evaluate how the changes to your property reduce your estimated greenhouse gas emissions. An additional $600 rebate is available which covers the costs of the pre and post-assessments.  Your Home Energy Coach will help you determine which renovations will have the greatest impact on your home’s energy efficiency.  In addition to the assessment, the following terms and conditions are obligatory for grant recipients:

  • Minimum project costs must be at least $30,000 before taxes
  • Only projects completed after an eligible pre-retrofit EnerGuide evaluation will be considered for meeting the minimum project cost
  • Pre-retrofit EnerGuide evaluations are only eligible if completed on or after October 1, 2021
  • Post-retrofit EnerGuide evaluations are only eligible if completed after enrollment in the Deep Retrofit Rebate
  • Incentive categories are non-stackable (e.g., a home that achieves 50% Green House Gas emissions reduction and receives Net Zero Ready certification is eligible for $5,000 not $10,000)
  • Incentive is only paid out upon completion of the project and post-retrofit EnerGuide evaluation
  • Mandatory participation in case studies (various media formats)
  • Mandatory data sharing – at least 24 months of energy and utility data pre-and post-renovation for Measure and Verification purposes

If this sounds overwhelming, don’t worry – there is an easy path forward.  The first step is scheduling your property assessment with a Home Energy Coach.  They will determine which renovations reduce your greenhouse gas emissions the most.  A solar proposal is then required to determine your total solar rebate size.  Solar is one of the easiest upgrades you can do to maximize your rebate while also directly saving on your energy bill. The solar power system alone guarantees up to $5,000 through the Enbridge Home Efficiency Rebate, and another potential $10,000 with the Durham Greener Homes Grant for a combined possible $15,000 for lowering your greenhouse gas emissions. We recommend adding a heat pump to your solar installation so you can heat your home with free solar electricity and capture the greatest possible rebate amount up to $20,000.
